I've read quite a few posts on this subreddit and have done extensive research, but haven't been able to find a good combination of price and features for my particular use-case. People typically recommend Shaw, COREtec, Flooret, Cali Bamboo, Armstrong, or one of the HD or Lowe's brands, but rarely specify the exact line, or why they chose what they did.

My specific case: I'm planning on laying down LVP over 5/8" plywood subfloor (no other underlayment) throughout the entire apartment, including kitchen and bath. One thing to note here is that the contractor is re-doing the subfloor, but I'm in a very old building, and I'm skeptical that even a new subfloor would be completely flat.

In terms of priority, waterproofing is critical since the flooring is intended to be continuous. I prefer loose lay, no bevels, and a softer feel to walk on. Cosmetics are also important, but I'd rather get the function right and compromise on the aesthetics a bit. And target price is ~$4-5/sq ft.

Does anyone have experience with a similar set of criteria, and if so, what flooring did you end up using and why?

EDIT: thanks everyone for the responses, definitely some good info. I'll try to write up a TL;DR from all of the various posts and update this again. In the meantime, I realized that one other factor I had overlooked was the edge feature. Most brands are either enhanced- or micro-beveled. Interested to hear people's opinions on these as I've always found both to be pure dirt traps and have preferred the straight-edge (square-edge) finish.

Recommendations for good LVP brands? I found Coretec, Metroflor, Mannington, at my local supplier. Also see Lifeproof at Home Depot with good reviews. Also do people buy LVP from online stores?
Coming from a floor salesman and installer, I’ve got some advice. Regardless where you get your flooring, When you select an LVP, there are three things you need to be aware of: 1.) overall thickness of the LVP 2.) overall wear layer of the floor 3.) warranty (residential or residential+commercial The details of each of those subjects: 1.) overall thickness of that flooring will determine its overall durability. A thinner, flimsier flooring product will have a more tendency to fail overtop of subfloors that have level issues and imperfections. Higher traffic areas get more banged up and bruised. The thicker the floor, the more resistant it is and the locking mechanism around the edges are more stout due to the overall thickness of the plank. I’d recommend something 5mm or higher if you can afford it. 2.) the water layer determines the overall ability to resist scratches. The wear layer an overall “plastic” layer that’s laid overtop of the design of the plank and protects the product from scratches, UV from the sun, etc. the wear layer is measured in Mils… so think about trash bags here… you don’t want to pick up sticks and leaves from the yard and throw it in a plastic trash bag that’s only .3 miles thick.. you want to use a 6 mil thick trash bag for that. Wear layers come in many Mil thicknesses. Anything below 10 is not worth it. 12-20 is medium and 20 mil thick and above is phenomenal. The warranty is almost directly related to this. 3.) warranty… overall, by looking at the warranties, this will give you an overall idea on the bang for your buck. Stay away from products with anything less than 10 year warranties. Usually they only warranty residential warranties. Sometimes you’ll find products with a 15-25 year warranty. That’s not bad! Compare it to the wear layer thickness and product thickness and that’ll give you a price point awareness. If you find a product that gives you a residential warranty and a small commercial warranty, you’re getting a great product. So, overall, I’ve found that the Lifeproof flooring from Home Depot is a very decent floor for the cost… the thickness of the plank and wear layer thickness combined give it a good review in my book. The ease of installation of that product has also earned my respect. So don’t let anyone tell you otherwise. There are LVP floors that are called WPC, SPC, drop lock install methods… etc… hopefully your salesman can explain all that to you. It gets confusing there… AND THEN you have to consider underlayment padding! That’s a whole other ball of wax.
