Eh, okay. So, everyone here has some really good suggestions for durability, etc. u/K0rby , you're 100% right with what you say. But, I'll offer a different perspective - u/Sivart67 didn't give us too much info on the purpose here. If you're going to have a 5-year tenant in a building, then just put in the cheap carpet and be done with it. You're probably going to have to replace it in five years again anyways. Yes, the carpet tile - it may be made to last and then you might *not* need to replace it? But that's a bit of a gamble, and the OP seemed to be asking about the cheapest option. As for timelines and supply, etc - surprisingly enough, we've looked at using Home Depot in the past with their carpet and installation options. Sometimes they were the cheapest by far. In the old days, I've even gotten my flatbed trailer and gone to the local Home Depot and gotten rolls of carpet that I installed by myself in one evening. It's not that difficult (use the mastic tape - works wonders but don't accidentally get that stuff stuck to your face!). Installing carpet is pretty easy and straightforward and hands down the way cheapest option. Hope this helps... Answer from RDW-Development on reddit.com

Commercial Carpet Buying Guide: What You Should Know
February 5, 2025 - This durable fiber resists water and staining, which makes it great for any use in the home and even in commercial spaces. Polypropylene: These fibers are cheaper than others, but they still hold up very well in high-traffic areas. You can find polypropylene fiber in places like grocery stores or office lobbies. It resists mold and mildew, but it stains more easily than the others. While residential carpet is thick and plush, commercial carpet is the opposite.

September 1, 2023 -

I need commercial carpet!

I need to cover a ~2,000 sq ft rectangle in a building I just leased. I wasn’t anticipating needing to do this and I know nothing about commercial carpet. I just need to do it as cheaply as possible.

Bit of backstory: previous tenant was a dance studio. They didn’t remove the dance floor until the final week so I didn’t get to inspect it. I was told it was concrete, so I hoped I could just get it coated. I got the keys today and the floor is not coat-able. It’s been leveled all over with quickrete and is just in bad shape. I literally have no budget for this. (The floor coating was going to be done on 60 day terms, I used to work for the company)

We need to cover the old vinyl tiles in our nice dry basement rec room and considered the new "click" vinyl planks, but at about 900 square feet, the price was totally budget busting, so we've been looking at carpet options. Someone suggested the so-called commercial carpet, which seems to be pretty economical and supposedly cleans well.
