May I have any and everyone's thoughts on the area? Especially along Western Avenue near the car lots & dealerships?
Crime? Employment? Social things? Access? Commute/commuting? Likes and Dislikes?
Vibrancy? Is it up and coming like the realtor says? Better than the Englewood development? Worse than other places on the Southside?
How long do you think it'll take to appreciate? How long would you live in the area - with and without kids?

I wouldn't expect any type of meaningful property value appreciation or gentrification there anytime in the foreseeable future, I think the neighborhood will be largely the same 10 years from now
