Interesting design. I think the biggest area of concern is the intersection of the bedrooms, hall bath, office, and kitchen. A lot going on right there. Among other things: The bathroom is fully exposed to the kitchen/great room, meaning you will see right in front a lot of angles whenever the door is open and there's no discreet way of entering or exiting. Also, whoever is staying in the 2nd bedroom has no way of going between their bedroom and the bath in relative privacy. The office being wide open to the kitchen and living room seems counterintuitive. All the noises and smells will be right there. Close the wall and put a door opposite the laundry or stairs. The garage access through the laundry room looks tight. Your kitchen has almost no storage. Hey so I've been futzing around with this design for a long time, curious what people's thoughts are. Orientation to the street is north/south. 2 beds on main floor but basement is finished including a 3rd bed, media room, and gym, though I am only posting the main floor. Great Room/living area has fully vaulted ceiling, and the master BR may as well, with attic/mechanical space above the garage and rest of private/sleeping part of the L. Yes I made this in Visio 2013 thx for noticing :)

It’s good. It’s really good. Master closet size isn’t necessarily proportional to the size of the room. Needs twice that, of builtins in the room itself. Flip the bathroom sink and toilets to share the wall with the laundry, your plumber will thank you.
