I have Instant Book enabled with no conditions so anyone may book our listing. That said, what I appreciate in a message is reference to a characteristic of my listing. This shows me that you have read the listing and won't be unpleasantly surprised. Examples are: "I love dogs and I can't wait to pet yours." This is my favorite. "I'm looking forward to sharing your house with you." This shows me that the guest understands that he/she is renting a room in a house, not the whole house. Answer from maccrogenoff on reddit.com

Writing a good property description
Most people do not read thoroughly, and the best course of action is to list things out in bullet form as it helps clear up any questions or concerns with guests. Many people try to use the AI descriptions but they are very wordy and offputting. At first I had paragraphs on my listings, and once I changed to bullet points most basic questions stopped being asked. I list out each bedroom with the bed type, the floor of the home it is located, and how many each bed sleeps. Then add in if it has something extra in the bedroom (TV, desk, ceiling fan, etc.). I list out the outdoor space and what to expect to find along with number of parking spaces and mention in this spot if we allow Pets and what the fee is. Another section lists out the kitchen with all major appliances restated even though they are in your amenities list as well as reiterating that we provide ground coffee, coffee filters, salt/pepper, and tea bags. A good thing to add is a short list up top of distances to popular destinations close by as most guests are most worried about that. I also would suggest adding in bullet points of the locations of all A/C Units and the type of units provided. More on reddit.com

What should I write in my bio?
I like it when guests have information in their bio! It helps me customize their stay a little better. How about putting some of your interests or what you like to do when you travel ("I like to find local bookstores" or "Every city has a great sandwich and I like to try it")...anyways, something as simple as that. • do you always check the reviews before letting someone in?

  • the kind of person I am?

  • what my reason of visiting is?

  • a long story or rather as short as possible?

I found the perfect location for the perfect price and want to really up my chances of being let in. it would basically allow me to have a perfect stay without worries. so please, please do share your opinion. I am open for private messages if you want to share what type of person you are but this isnt needed. it just helps me a tiny bit with adjusting what to send to this person.

Edit: thanks for the many responses! they're all very helpful and give me a view on how the average renter is.

To be honest or positive? The effect of Airbnb host description on consumer behavior - ScienceDirect
March 2, 2024 - The honest description strategy has a positive effect on the bookings of low-priced listings. This study contributes to tourism literature and property hosts in practice. The development of information technology and increase in Internet users has led to rapid boom in the sharing economy. Some prominent examples are Airbnb, Uber, and TaskRabbit [1]. As a classic form of the sharing economy, accommodation-sharing platforms create great value by matching potential hosts with consumers [2]. An individual with a vacant property can earn revenue by providing accommodation to travelers, while the traveler can get unique services and experiences at a relative low price.
