I’ve lived in Japantown, North Beach, Nob Hill, Russian Hill, Inner Richmond and Noe Valley. I chose Noe to stay and raise a family, and that’s been great - quiet little Main Street, quieter central neighborhood, it’s literally in the center of a map of the city. But my favorite by far was North Beach in my 20s, it really feels like a city neighborhood - we ran tabs all over the neighborhood and paid them off monthly, we knew every liquor store owner, sandwich maker, bartender, it was just alive with nightlife and personality. All I have to say is I have no idea how you lump the Castro in with the other neighborhoods you listed. The Castro is beautiful, with old gorgeous houses, well manicured streets, and nice shops. Just wanted to point that out. More on reddit.com

I’ve lived in Japantown, North Beach, Nob Hill, Russian Hill, Inner Richmond and Noe Valley. I chose Noe to stay and raise a family, and that’s been great - quiet little Main Street, quieter central neighborhood, it’s literally in the center of a map of the city. But my favorite by far was North Beach in my 20s, it really feels like a city neighborhood - we ran tabs all over the neighborhood and paid them off monthly, we knew every liquor store owner, sandwich maker, bartender, it was just alive with nightlife and personality.

The Alcatraz ferries for a visit to Alcatraz Island are a short walk from here, and you can rent bikes to cross the bridge or Go Cars to see the city on your own with GPS guidance. Ghirardelli Square is in Fisherman's Wharf as well. And the North Beach neighborhood next door to the Wharf has a great selection of authentic, old-time Italian restaurants and cafes.

It is definitely a bit grittier than the rest of SF. If you're smart about yourself and minding your own business, I don't really think you're at risk of physical violence. But you will find some zombies lumbering around down there.
In terms of gentrification, the more north you are the better. People you meet that live on the edge like to call it the "TenderNob" for better association with Nob Hill haha. Civic center -ish area and the couple surrounding streets there north of Market tend to be the highest concentration of drug addicts / homeless encampments.

If you want to be close to work and have a really nice/new apartment with all the amenities - SoMa/Rincon Hill
I would say the demographic of North Beach / Polk Gulch leans most to the newly graduated crowd. Fun spots, restauraunts and bars, little dive-ier spots.
Cow Hollow/Marina (where I live) is also very young, packed with nice boutique stores, restaurants, young bars along Fillmore st, Union and Chestnut. Maybe skews slightly more to older 20s, early 30s that live here but not out of place as new graduate either.
