I grew up just down the road from the North Canyon Dr property and also lived in the same neighborhood of the magnolia property.

The Canyon drive property is in a newer less established neighborhood of custom made homes. I can’t speak to the build quality but I generally stay away from new builds. And although it has a Modesto address it’s widely regarded as Ceres. The school district will be Ceres, the police will be Ceres, etc. and Ceres just isn’t desired as much as that other neighborhood you have listed. Nearby River Rd has its ups and it’s really bad downs. The nearby elementary school, Virginia parks was considered a top notch public school when I lived around there, not sure about it now. Overall the schools may have a slight edge over the schools near Magnolia but I haven’t researched it lately.

The Magnolia property is in a well established older Modesto neighborhood, and despite its issues with homelessness that neighborhood is desired for its many large beautiful homes, lots and tree lined streets. Its proximity to downtown Modesto, dining and shopping is better. It has better local parks too.

If money isn’t an issue I’d pick Magnolia. With that said Magnolia needs more remodel work, however for the right price you could make it something nice.
