Have you tried the official ones? What i usually do, I start with a blank html, then add some layout and elements from the official bootstrap examples . Then I add the components I need. Once done, I look look from some themes which are based only simple sass changes, for which you need to include only the custom bootstrap css. Some examples here: https://bootswatch.com/ When I search for bootstrap themes I find many which are heavy customized and provide dashboards and a lot of functionality I don't really need. Title says it all really. I built this template as part of Start Bootstrap, which is a side project I manage. I was really excited about this template and wanted to share it with everyone.
