Significant other and myself are going to Mattamy design center on Monday. Our plan is to spend money on floors, cabinets, seamless shower, and oversize kitchen sink. Do ceiling fans, lighting, and faucets, later.

We're not building with Mattamy but here's the basics for most builders (this is our 2nd new build) Upgrade your cabinets, hard flooring but not the carpet because whatever carpet they offer will never be top quality. If you get carpet choose the basic, upgrade it a couple of years. You can go with the standard countertop but they usually don't offer anything pretty, IMHO. Upgrading the countertop after the fact is challenging because of the backsplash tile if you have it, and your cabinets. Don't bother with appliance upgrades because you can change those out anytime. Most appliances are pretty decent. If your kitchen sink is under-mount you can replace that without ruining your countertop. Do you want to spend $900 on a seamless heavy glass shower? That's what our builder charges. Lighting packages can be easily changed out. Ceiling fans - pay for the mount so there's an outlet but you may not want to buy the fan they're offering. But if you want a basic fan in the house when you get there buy now upgrade it later. You can probably get away with standard tile in the bathrooms and standard countertops on vanities. They're not always pretty and they usually come in 12x12 and it kind of makes everything look institutional. We went to the design center and spent $30k on upgrades, keeping us in the appropriate price range for this neighborhood. Countertops $8k Cabinets $3.5k Kitchen cabinet upgrades (roll-out shelves, corner cabinet, trash bin cabinet) $800 Whole-home Stone Plastic Composite floor (upgraded of luxury vinyl plank) $12k Door knobs to levers $550 Misc extra outdoor lights, floodlights, extra 120 volt outlets extra GFI outlets $300 Under-cabinet lighting $1200 Ceiling fans throughout $1200 (wiring + installation + fans) Upgraded to a flat paint and a color we want versus the standard bright white $2650 Standard tile upgraded to 12x24 planks master $600 Standard fireplace mantle and surround $0 Standard garage door $0 Standard kitchen backsplash - $0 Standard garage door $0 Standard lighting package $0 The design center is a balance of what you like and your design aesthetic without overdesigning the house. You may go in thinking you're not going to upgrade but the standard options are chosen as the most palatable but not the most current design options. The whole point is for you to upgrade and them to make money. I had the opportunity to prepare for my design center because they gave me materials of brands and options. Even though I didn't have the prices we still came out on budget almost to the penny.
