Can anyone point me in the direction of a spreadsheet that helps decide if a property is worth buying? Sorry if this is a question that's already been covered a million times. Also what, if any would there be differences in the one spreadsheet to the next or if a property is positive cash flow, it'll be positive cash flow? Hope that makes some sense.

Basically all in the title. I’m looking for a spreadsheet to add up and document my expenses on a property. If no one has one I’ll spend the time to build one. But hoping to find one that calculates all the income and return on investment.
