A strange but wonderful website is pin.ca . It looks like it was made in the 90’s and its been online for decades. He’s some kind of business broker that helps people evaluate and sell their businesses. Don’t know what the guy is like so I can’t recommend him. However, there’s a list of businesses for sale. Last time I looked, it was hidden on the top right of their menu - “businesses for sale.” Click on it and you’ll find a mish mash of crazy stuff (farms, properties, restaurants, window businesses, plumbing, scams, etc.) Everything from camps, funeral homes, cabins, businesses, etc. There are links by province, recent listings, etc. There doesn’t seem to be much rhyme of reason but damn - I’ve found some crazy good deals in the past. Just make sure you do your due diligence and watch out for the properties in small towns. I once grabbed a great deal on a commercial building but years later had trouble selling it… great rental but eventually turned into a hassle. Either way, good luck finding a business. A broker / advisor can help position your business attractively, making it easier to find buyers willing to manage the debt if your cash flow is steady. Industry buyers might see added value in acquiring a stable client base and established revenue stream, even with some debt. I can share the name of the firm I used if you are interested. If speed is a priority, approaching direct buyers could shorten the timeline. Otherwise, a third party may find a more informed buyer who sees long-term potential in the business.
