Considering a direct vent propane fireplace
Wall mounting TV over gas fireplace in new home build. What's the best set-up for running HDMI to devices below?
I ran corrugated plastic conduit through the studs into a built-in cabinet next to the fireplace. We have an outlet, speaker wire, and CAT5 in that cabinet. This conduit is rated for 240 degrees F. The stud space doesn’t heat up as much as the center of the fireplace “box.” This is what our installer and product manual listed as an option. All the cords would be behind the TV.
For reference: we have a 60” gas direct vent fireplace that releases the heat to the room at the top of the chase near the ceiling. We also recessed the fireplace 3.5” deeper into the wall, so the recessed face acts as a “reverse mantle” deflecting the heat away from the TV. This was also done per install manual (the manual had four common install options).

Am I missing something, or are vented gas fireplaces significantly more expensive than ventless? Can I add a vent to a ventless unit?

I'm researching direct vent propane fireplaces. We have what we believe is the perfect set up to install one although we have yet to consult an installer to confirm - we have an extra propane valve going unused, the wall we want to install it on is right above the manifold and venting should be relatively easy except I'm worried about the vent on the exterior. What I don't want is to end up with damaged or soot covered siding. I imagine since it's propane fueled there may not be soot issues but...
Does anyone have a direct vent gas fireplace and if so, how is the exterior of your house holding up at the vent site?
