We 24k left in budget, we are exploring whether we want to do the entire house in LP Smartside board and batten or get some landscaping done. The board and batten siding is going to cost 17,500 -- although I think that is very high on top of a construction loan that already included the cost of vinyl.
It's been difficult getting a call back on landscaping but with that budget, I'm not sure what we could really get for it.
Which is going to give us the most resale value between the two items?

If you're planning to live there for a few years, go with the siding. It'll last longer and you can put in landscaping a little at a time as you live there. If you're planning to sell it immediately, I would recommend at least a minimum amount of landscaping simply to ground the house to it's surroundings.
