I saw a lot of properties through them when I was searching but they seem bad. I went through the whole application process on a property of theirs and then after going through it all they just said it’s unavailable. I don’t know if they’re reputable at all. I also had a similar budget in mind. I live down the street from FGCU in Estero and had to go above the budget but I couldn’t find anything else at the time for less. I found that good homes in San Carlos Park in that budget range would go extremely fast so you have to be lucky enough to get in first before they’re gone. More on reddit.com

This is happening to buyers all over florida. People think they're being smart by not using an agent, not realizing that they're just shifting that commission to the listing agent instead of saving it. If you're buying without an agent, ask about the buyer commission immediately and get it in writing that it will be credited back to you. Don't believe agents when they say it's not possible.
