I'm just another homeowner (who has been studying concrete for a while because I find it fascinating), but it seems to me that the coating is bubbling because water is still getting in, so what are the outer edges and the join to the main house like? Has the inner edge been flashed and sealed? How many coats of the Semco are on it? Why not use a roof coating/roof sheeting over the top? Something like Everseal, roof paper, or some sort of elastomeric membrane specifically for roofs (I'm not super familiar with Semco (I know it's also an elastomeric coating, but it seems like it's more for flooring/foundation slabs)? Coat the whole surface--including the part under the cover, and up under the bottom layer of siding where the slab joins the house--with a solid roofing waterproofing system, and then use a decorative topper. Maybe even use something like Kerdi, which is designed to be fully waterproof and to be tiled over. Again, I am just another homeowner (who has been researching for a few years as I plan to build my own CMU ADU/home office structure at some point), so I'm sure the pros here will have better suggestions or options--listen to them, not me! I look forward to seeing what they have to say. It sure looks nice, and I love the idea of a patio like that off the second floor. I'm sorry you're having trouble with it! HI all, this is my front porch - it is cracked down the middle. The big issue is that there is basement under it. Right inside the front door, you turn left and go down the stairs and then right under the porch. It's cracked through the slab and when it rains right it will leak into the basement. Which is finished and get the drywall ceiling wet. I have tried a few things - and short of replacing it all which I cannot afford. I am trying this Semco liquid membrane waterproofer. Bit like RedGard I guess, but supposed to last ~5 years in traffic areas. Anyway, so I ordered some and looking for advice on prepping the area. Do I need to do anything more than wash it? If you look at the first photo there is a gap between the bottom step and the walkway, and same with the house and walkway. There was an attemp to fix with some I'm not sure what... but I'd like to scrape all that gray stuff out of there and fix. Would I use concrete or mortar or what would I do? Thanks for any advice.
